What costs to expect when renting in Germany
German rental contracts typically require several payments at or before move-in. Understanding each item helps you avoid being caught short:
Kaution (security deposit): By law, landlords in Germany can charge up to three months' cold rent (Kaltmiete) as a deposit. This is held in a separate account and returned — with interest — when you move out, minus any justified deductions for damage. Budget for the full three months even if your landlord charges less.
First month's Warmmiete: Your first rent payment is due at the start of the tenancy, often before your first salary arrives. Warmmiete includes utilities and maintenance fees on top of the base rent.
Temporary accommodation: Finding a permanent apartment in major German cities can take weeks or months. Short-term rentals, hostels, or furnished rooms during this period add significantly to initial costs.
Furniture and household items: Many German apartments are rented completely empty — no kitchen, no light fixtures, sometimes no flooring. Budget for at minimum a bed, desk, storage, and a basic kitchen setup. IKEA and second-hand marketplaces (eBay Kleinanzeigen) are popular options.
